Let me take a few moments to explain why title insurance is so important. Title insurance is intended to protect the insured from improper titling, including defects in foreclosures (as you call tell we have had a lot of that in our area), proceedings, forgery, or impersonations or cases on which no title is legally conveyed. Other defects to keep in mind are partial, such as garage encroaching on the insured person property, or a neighboring fence. The title insurance industry recently set down strict guidelines for when and if they will insure a title to the property on which there has been a foreclosure. To Stay or Walk Away, That is the Question

To stay or walk away from the house we have called home seems to be the million question we are faced with everyday. Who has the answer? The media tells us basically what we want to hear, but I want to hear what's right for me, and I guess the only person who can make that decision is me! I was reading an article today, "Should you feel guilty if you walk away", I know I would. The government has put into place several different programs for those under water, unable to make their payments, people living payment free because the courts are bombarded with foreclosures, what about me??? Yes what about me! I feel there are plenty of us out there who are making our payments, and why can't we take advantage of these historically low rates??? Because there is no program available for us. Yes we are upside down, but too much to qualify for the 125% Harp program. Tax Credit Buyers VS Current Buyers

Did you have clients who missed the tax credit dead line? It may have seemed like a big mistake but waiting could have been the smartest thing to do. Why you ask? Well interests rates have fallen so dramatically since April 30th that the typical purchaser of a $350,00 home financed, with a $280,000 mortgage would have saved a bundle by waiting until May. April's average rate of 5.34% a home buyer would have locked in a 30 year fixed rate loan with a monthly payment of $1,561.82 That same buyer could have snagged a 30 year fixed rate loan at the rate of 4.625% in May and paid $1,439.59 per month. That adds up to a $1,467 annual savings and over 30 years it's a total of $44,003 To sum it up both programs are (were)great, it's nice to know even if we miss out on something another door always opens!

I am glad to hear good news coming from the City of Cape Coral, thank you Cape Coral Daily Breeze you put a smile on my face. The Federal Emergency Management Agency has notified the City of Cape Coral that the community has received an increase in their flood insurance rating, which will save the policy holders nearly 6 million dollars on their flood policies. FEMA is awarding Cape Coral a Class 5 rating in the National Flood Insurance Program's Community Rating System, Cape's last rating was a 6. "This is very good news for our residents who live in the Special Flood Hazard Area as they now will receive a 25% discount on their flood insurance premiums", said City Manager Gary King, "Cape residents who live outside this area also receive a 10%discount on the flood insurance costs." Like today I have decided we need to put an end to the age old question: "what came first the chicken or the egg?" So do you have a guess?
